To Anyone Considering Buying or Selling Real Estate in SW Florida:

Steve “Have My Sunshine” Reed is an excellent realtor, communicator, and businessman. He is

someone who stepped in a few years ago when I had an issue understanding the market analysis on an appraisal on my home for refinancing. To assist me, he freely spent time researching and sending me data for analysis. He also had lived and worked in Naples, and was able to provide me with a name of a local handyman for my elderly mother who needed assistance in that area. Because of this, I contacted him when it was time to sell Mom’s villa in Naples. I wrote him an e-mail on

a Sunday, he immediately followed up with a written response with up-to-date market information on the property, as well as a phone call. We agreed to meet at Mom’s place on Tuesday to get it on the market.

As luck would have it, someone came by and got Steve’s information, and the rest is history! We had a signed contract by the next day, without having the villa on the market yet, and closed this week – 4 weeks from start to finish. It was a wonderful, seamless experience, due in a very large part to Steve’s excellent actions and communication. It’s not like this sale didn’t involve several twists, as there were three siblings who inherited “owned” the house and all had to sign all the paperwork, etc. Steve had a secure system where we could do this function in the comfort of our own homes and get it done real time, which was very convenient. Another example of his work is that, despite having a contract, he followed through with getting the

house listed on the MLS and showing “pending” just in case this sale did not go through for some

reason. It’s always good to have a back-up plan!

Steve doesn’t know this yet, but I’m planning to contact him again soon to see if he can persuade the owners of an adjacent lot to sell it to us even though it’s not on the market. If anyone can make this  happen, Steve can!

My wife and I were looking at houses in SW Florida for quite a while. When it was time for us to jump into the market, we spoke to numerous realtors or should I say tried. With a hot market, getting a response was not the norm.  Then we happened to contact Steve Reed to put an offer in on a house. Steve was the second realtor we had called to put the offer in on that property and the only one to quickly call back.  He's our guy,I told my wife. Steve is incredible responsive with a big personality to go with his "big announcers voice.". After loosing a few offers to cash sales and just bout giving up, Steve told me I would never hit one if I wasn't swinging.  Well he found one for us and we took the swing and now we own our SW Florida house.  The game wasn't new to us as we had worked with other realtors in the past. The difference is we had Steve's help and he was the best, most responsive realtor we have ever dealt with. Settlement was smooth and fast.  Thank you Steve for all your help and making our Florida home purchase better than we could have ever imagined.

Steve helped us find our new home in Cape Coral, Florida. This was not an easy move for us as we were moving “across country” (from Illinois to Florida). Steve kept us informed of new listings in the area and went above and beyond to ensure all our questions were answered. We would highly recommend Steve Reed for your next realtor. He went above and beyond our expectations. We had been trying to sell our property for a while. Being introduced to Steve was the best thing that happened to us. He looked at the property and assessed the value and put it on the market. It sold in 4 days. May 2020 We came to Florida to escape the cold weather of the northeast. We first rented through VRBO. In Rotonda west. I met Steve and Lynn on a pontoon boat on the water ways. I didn't know they were realtors. After three months in our rental and scouting the coast line we knew we had found the area we wanted to be in. We rented another house for next year.The idea was to find a place on the water for our home. We made many friends an fell in love with the area. Close to great beaches and water ways to play on. We contacted Steve who went right to work on finding us the perfect place. As a building contractor back home I worked with a lot of realtors. I was impressed with Steve's gentle personality and his ability to listen. He is Very knowledgeable and gave great advice on all the aspects owning a house in south west Florida. We found a house right where we wanted to be and at our price thanks to Steve and Lynn. All this was done during the covid19 shutdown which could have gone in a bad direction but they set up every showing so we and others were safe. He invited us to help in a food drive to fill local food pantries. We did and met so many new friends in our area. We are still friends with Steve and Lynn and enjoy exploring the ICW and learning new things about the SW coast of Florida with them. June 2018 (Rotonda Seller) Well, Steve - it's done. From start to finish the sale of my home was masterful. I wanted to thank you so much for applying your superior skills in negotiating the many ups and downs of this sale. We had it priced right and the buyers were plentiful and eager. Pricing is so important for a solid sale. At times you had to work with some tough customers and came shining through. That includes me, of course! Your efforts were tireless and your availability remarkable. Some agents close their doors at 5 pm, but not you. Always there to help with a problem at the house in my absence, taking my incessant phone calls and tirelessly answering emails. I like the way you keep your customers informed and provide a weekly report on a listing. That shows how much you care and how big your network of potential buyers actually is. I appreciate how you can be shrewd without any negative connotations. That is a skill, for sure. You always had my best interests at heart and drove a hard bargain.  I am an attorney in Illinois. This spring, I was retained by a client who inherited property in Sun City Center, Florida. He and his brother decided to sell the residence. I was asked to go to Florida to secure the property, set up ongoing maintenance and hire a realtor. I had met Steve Reed of MVP Realty several years ago and had referred a few folks to him.
